The New Appraisal Landscape: What Every REALTOR® Needs to Know About the Mandatory UAD 3.6 Transition

The residential appraisal process is undergoing its most significant reporting change in decades. Beginning November 2, 2026, appraisal submissions subject to the new requirements will transition from legacy appraisal forms, including the Uniform Residential Appraisal Report (URAR/Form 1004), to UAD 3.6, a dynamic, data-driven reporting system.

This course prepares REALTORS® for the practical implications of that transition. Participants will learn how the new appraisal reporting system differs from the legacy process, how expanded property data and evolving MLS fields may affect real estate professionals, and what agents should expect when communicating and collaborating with appraisers.

Using real-world scenarios and Leigh Brown's HINGE Framework, the course connects the technical changes to everyday real estate practice. Attendees will leave with a clearer understanding of the November transition and practical steps they can take to prepare clients, transactions, and their businesses for the changing appraisal landscape.

By the end of the course, participants should be able to:

  • Explain the 2026 appraisal reporting changes and identify the key transition dates, including the November 2, 2026 mandatory UAD 3.6 transition.
  • Describe how UAD 3.6 differs from the legacy URAR/Form 1004, including the shift from a static appraisal form to a dynamic, data-driven reporting system.
